Description
The property is currently used as a Metal Waste Re-cycling Centre and has been used as such since the current vendors obtained the site in 1985. The land is a 2.5 hectare (6.3 acre) rectangular shaped site with 4,000 sq. ft of office accommodation and weighbridge. The ground floor contains a site office with customer access, kitchen area, storeroom & large communal area with tea/coffee making facilities. Stairs from the ground floor kitchen area provides access to the 1st floor which contains 4 bedrooms, 2 bathrooms, open plan kitchen & living areas. This area was constructed to support long haul HGV drivers & staff only. It is not a traditional dwelling in its own right.
The property also has licences for 5 static mobile homes, 2 currently being used by the vendors. The balance of the site is used for open storage of building materials, vehicles, shipping containers, aggregate and the transfer/management of waste. There is ample yard space and parking for numerous HGV & commercial vehicles.
In 2007 the vendors obtained planning permission for a 60m x 30m x 11m Waste Transfer Station. Although the building has not been erected, planning permission was implemented through the installation of a new road and 4 concrete pads at the cornering areas of the approved building. The section 106 agreement was also subsequently paid at this time and all conditions of planning satisfied.
